You need a valid EPC to sell or rent a property.
Rental properties currently have to be Band E on an EPC rating, there’s no minimum for selling.
EPCs are valid for 10 years – so you might already have one in place – check to see if you have a valid EPC already on the GOV website.
What is an Energy Performance Certificate (EPC)?
An Energy Performance Certificate (EPC) measures the energy efficiency of a property on a scale of A-G, with A being the most efficient, and should have the lowest gas and electric bills, and G being the worst. Most UK properties are D or E.
The certificate assesses the energy efficiency of the property at that moment in time and gives recommendations on how to improve.
Energy Performance Certificates (EPCs) used to just be a formality, a “tick box” exercise, but now with high energy costs and a better understanding of environmental impact, renters and buyers are much more savvy and pay attention to the estimated energy costs within a certificate and the potential points for improvement.
Why do you need an Energy Performance Certificate (EPC)?
An Energy Performance Certificate (EPC) is a legal requirement that came in during 2007 – it is required for a building to be sold, let or constructed.
In April 2018 Minimum Energy Efficiency Standards introduced made it a legal requirement for all privately owned properties to have an EPC rating of at least an ‘E’ before they are rented (there are some exemptions).
How much does an Energy Performance Certificate (EPC) cost?
Energy Performance Certificate (EPC) prices normally vary based on complexity of the property and location – but we like to keep things simple with a fixed price as shown on this page.
There are a few rare occasions where due to the size of the property, the number of extensions, the use of renewable technologies, that a surcharge will have to be made to cover the longer site visit, but we’ll discuss that with you in advance, before you commit to use us.
How long does an Energy Performance Certificate (EPC) take?
An Energy Performance Certificate (EPC) site visit will take from 30 – 60 minutes normally, depending on complexity of the property.
We’ll than come back to our office to complete our assessment and then add your certificate to the central database, which is usually within 24 hours.
What does an Energy Performance Certificate (EPC) involve?
An Energy Performance Certificate (EPC) assessor will survey the property outside and inside, taking lots of measurements and photographs.
They’ll need access to the loft and any documentation you have as evidence – especially for things that can’t be seen, such as underfloor insulation, cavity wall insulation, etc.
The survey is non invasive and a visual inspection only.
Can anyone do an Energy Performance Certificate (EPC)?
No, individuals have to be qualified, undertake annual training and have access to the central government EPC register.
An Energy Performance Certificate (EPC) assessor will also have their work regularly audited to ensure UK standards of energy assessment.
