EPC G in the valleys

I recently was asked to undertake a visual inspection of a property currently being refurbished in the valleys, to provide advice on if their planned works would be enough to get to an E for rental.

They’d planned 200mm loft insulation, a new boiler with programmer, room thermostat and TRVs on the radiators. UPVC double glazing and LED lights throughout – which should all be absolutely fine and would probably get to a D as well.

But they’d called me in quite late in the refurb, if I’d have seen them earlier, they could have added in insulation to the rear extension flat roof and possibly some underfloor insulation, which would have got them most probably to the future C requirement.
